Are you looking for a Sharia-compliant path to homeownership in Alberta? A groundbreaking development is making it easier for Muslim Albertans to finance their dream homes—without compromising their faith.
Starting in Fall 2025, Servus Credit Union will launch the Servus Halal Mortgage, a new home financing option designed specifically to meet the ethical principles of Islamic finance. As a local real estate agent dedicated to helping diverse communities find the right home, I’m excited to share this news and help guide you through the process.
What Is a Halal Mortgage?
Traditional Canadian mortgages are interest-based, which goes against the core principles of Islamic finance. The Servus Halal Mortgage changes that by offering a cost-plus-profit structure, also known as a Murabaha agreement.
Here’s how it works:
Servus Halal buys the home on your behalf.
You then buy it from Servus at a set price—the original cost plus an agreed-upon profit margin.
You make monthly payments over 25 years—with no interest involved.
This structure ensures that all transactions are transparent, ethical, and compliant with Islamic financial principles.

Why This Matters
This is a historic milestone for Alberta and Canada as a whole. With recent updates to provincial legislation, Alberta is now the first province in the country to allow regulated financial institutions to offer alternative financing like halal mortgages.
Servus worked alongside:
The Canadian Islamic Finance Board (CIFB)
Al Rashid Mosque
The Government of Alberta’s Treasury Board and Finance
The Credit Union Deposit Guarantee Corporation (CUDGC)
This collaboration ensures that the product is faith-aligned, certified, and regulated.
Who Can Apply?
The Servus Halal Mortgage will be available to:
Homebuyers in Alberta
Those who meet income and down payment requirements
Whether you’re a first-time homebuyer or looking to upgrade, this could be a new and inclusive path to homeownership.

What’s Next?
The program is currently in a testing phase and will be officially available in Fall 2025. Servus Halal employees are receiving specialized training from CIFB to ensure compliance with Islamic finance principles.
